Mass. home sales fall for third consecutive month in December -- Massachusetts Association of Realtors
Sales of detached single-family homes slid for a third consecutive month across the Bay State in December from year ago levels, declining 8.8 percent from 3,921 homes sold in December 2004 to 3,574 this past December. Higher mortgage rates, a weak job market, and false assertions about a price bubble have all factored into the slower sales pace, as many buyers have opted to delay their home buying decisions, especially with inventory levels growing. Despite the drop in market activity, the December 2005 sales volume was the sixth best on record for the month. Thus, supported by historically strong demand, the statewide median selling price rose 2.6 percent over the past 12 months to $354,000. The state’s condo market also has exhibited some signs of cooling, as sales rose just 3 percent in December from one year earlier – the second smallest annual gain in monthly home sales in the last two years. Nonetheless, the modest increase was still enough to set a new sales record for the month, as the 1,627 units that closed this past December eclipsed the previous high of 1,580 units sold in December 2004. The record sales pace helped fuel a 3.8 percent increase in the statewide median selling price, which rose to $275,000 from $264,950 last December. MAR will issue its year-end housing report with state and regional sales and median price data on February 15th.
